The site is located at the southern part of the Telford industrial estate area at the end of the adopted Telford Road, this road then connects to Launton Road at the north of the Industrial estate.

Within the curtilage of the site, immediately north of the application red line, two existing industrial units are already present and are served by the existing concrete site road, accessed from the tarmac entrance at Telford Road.

The proposal consist of a series of spaces suitable for Class B uses. These spaces can be let as individual units or let as bigger units by joining two or more together. The type of space they require:

·    Open flexible ground floor accommodation.

·  Reception, toilet and kitchen facilities would be located on the ground floor.

· The option to install first floor ancillary accommodation.

· Afferent car parking spaces and turning head.
